A multi-acre waterfront site carried a Superfund cleanup obligation and an aging entitlement that capped its upside. We delivered a feasibility study with three development paths, including a mixed-use repositioning sequenced realistically against cleanup and entitlement amendment requirements. The study now governs the family's sequencing of cleanup, entitlement amendment, and development decisions.
Advisory
An owner needed to know whether vertical development beat an outright land sale. We built a use-mix feasibility model against cap-rate hurdles and helped the owner avoid a negative-spread development. The owner kept the land and the capital - development at current costs would have destroyed value the market later confirmed.
