A multi-acre site carried a federal environmental cleanup obligation and an aging entitlement that capped its upside. We delivered a feasibility study with three development paths, including a mixed-use repositioning sequenced realistically against cleanup and entitlement amendment requirements. The study set the order of the cleanup, entitlement, and development decisions that followed.
Advisory
An owner needed to know whether vertical development beat an outright land sale. We built a use-mix feasibility model against cap-rate hurdles. The owner kept the land and the capital; building at current costs would not have penciled.
